What stands out in this spec?

Two provisions do real work for a buyer comparing projects in this bracket. AC and fan provided appears against both the living/dining and all bedrooms, meaning air conditioning is part of the delivered unit rather than a fit-out cost after possession. And false ceilings with lights carry through the same rooms, which is another post-possession expense the sheet moves inside the price. The bathroom line worth noticing is “wall tiles up to 7 feet”, a full-height-ish dado, stated with a number you can measure on handover day. Spec lines with numbers in them are the easiest to hold a developer to; lines like “standard fittings” are the ones to convert into named makes in writing.
