ACE Arte Price List, W.E.F. 21-08-2026, Transcribed Row by Row

Quick answer

One rate across all three configurations. The ACE Arte price list W.E.F. 21-08-2026 prints a launch BSP of ₹21,995/sq.ft, a pre-launch discount of ₹5,000/sq.ft and a pre-launch BSP of ₹16,995/sq.ft, with a printed pre-launch benefit per configuration equal to that discount multiplied by the tentative size*. Prices are subject to change at the company's sole discretion.

Transcribed from the developer's price-list creative, read by the desk 3 September 2026.

ACE Group circulated a dated price list for ACE Arte, the RERA-registered name for ACE Parkway 2.0 in Sector 150 on the Noida Expressway, headed “W.E.F. 21-08-2026”. This page transcribes it row by row, then decodes the one column the list does not explain. Our sales desk is an independent UP-RERA registered channel partner (UPRERAAGT000309/01/2026), not the developer; the desk read the list on 3 September 2026.

Starting From₹3.27 Crore*ACE's published start price, film end frame

That headline is the developer's, not ours. ACE's announcement film prints “Starting From ₹3.27 CRORE*” on its end frame, and the dated price list below is where the figure comes from: 1,927 sq.ft at ₹16,995/sq.ft works out to ₹3,27,49,365*, which is the same number. Everything under this line is the list itself, transcribed.

What does the ACE Arte price list actually print?

Six columns, three rows. The sizes are the ones ACE's creatives mark as Tentative Sizes*, the three rate columns are identical on every row, so only the size and the pre-launch benefit change by configuration. The transcription below is the full table; nothing is added and nothing is left out.

Tentative size*sq.ftConfigurationLaunch BSP₹/sq.ftPre-launch discount₹/sq.ftPre-launch BSP₹/sq.ftPre-launch benefit
1,9273 BHK₹21,995₹5,000₹16,995₹96,35,000
2,6144 BHK₹21,995₹5,000₹16,995₹1,30,70,000
4,3704 BHK + S₹21,995₹5,000₹16,995₹2,18,50,000

*Sizes are marked “Tentative Sizes*” on ACE's announcement creative, and the list does not name the area basis behind them; carpet area as defined under RERA is specified in the Agreement for Sale. Transcribed as printed on the developer's price list W.E.F. 21-08-2026, read 3 September 2026. This is a transcription, not an offer; prices are subject to change at the company's sole discretion, and stamp duty and statutory charges are borne by the buyer.

What does “pre-launch benefit” mean on this list?

It is arithmetic, not a payout. Take the printed discount of ₹5,000/sq.ft and multiply it by each configuration's tentative size*:

  • 3 BHK: 1,927 sq.ft × ₹5,000 = ₹96,35,000
  • 4 BHK: 2,614 sq.ft × ₹5,000 = ₹1,30,70,000
  • 4 BHK + S: 4,370 sq.ft × ₹5,000 = ₹2,18,50,000

Every benefit figure on the list is exactly that product, the gap between the launch BSP and the pre-launch BSP, monetised for the size. Nothing lands in a buyer's account: the “benefit” is the discount already inside the rate you are quoted. It is also not a projection. No return or future appreciation is implied by the difference between the two printed rates, and either rate can be revised by the developer.

Is the 4,370 sq.ft unit a “4 BHK + S” or a “4.5 BHK”?

The price list prints “4 BHK + S” (a 4 BHK with a servant quarter) while ACE's announcement flyer for the same launch calls the same unit “4.5 Bedrooms”. One unit type, two labels across the developer's own kit. We use the price-list form on this page because the price list is the dated document; if a listing elsewhere quotes a “4.5 BHK” at this size, it is describing this configuration. The three sizes and what each works out to are set out on our page on the three ACE Arte tentative sizes.

What else is printed on the list besides the rates?

The margins of the list carry more decision-relevant text than the table does:

Offer code will be announced at the time of allotment

  • That notice is printed in those words, in its own band across the list. The code, whatever it turns out to be, arrives with allotment rather than with the EOI.
  • Units go first-come-first-serve, with a priority number. The sequence mechanics, the EOI amounts by configuration and where the cheque goes are on our guide to the ACE Arte EOI process and its refund rule.
  • If a unit is not allotted, full payment is refunded without any deduction, the list's own strongest buyer protection, printed on the list itself.
  • PLC, GST and other charges are extra. The heads are named; no rupee figure is printed against any of them. Stamp duty and statutory charges are borne by the buyer.
  • Prices are subject to change at the company's sole discretion. The W.E.F. date is the list's shelf-life marker. Treat every figure above as dated to it.
  • The register header: RERA No. UPRERAPRJ528653/07/2026, registration date 28.07.2026, RERA website www.up-rera.in. Every published ACE Arte figure, each sentence carrying its own source and date, is on our dated ACE Arte fact capsule.

How does this list sit against the rest of the file?

This page is the printed artifact itself, with the exact tentative sizes* (1,927, 2,614 and 4,370 sq.ft) as the list prints them. What that rate works out to per configuration is on our page on the three ACE Arte tentative sizes. The payment structure that collects it, five blocks of 20%, is decoded line by line on our breakdown of the ACE Arte 20X5 payment plan. What the rate buys inside the apartment is transcribed room by room on our room-by-room ACE Arte specification transcription. And if you want the document in your hand rather than on a page, the inventory of every ACE Arte document in circulation says what exists today.

Frequently asked questions

What BSP does the official ACE Arte price list print?

A pre-launch BSP of ₹16,995/sq.ft, against a printed launch BSP of ₹21,995/sq.ft, the difference being a printed pre-launch discount of ₹5,000/sq.ft. One rate applies across all three configurations on the list W.E.F. 21-08-2026, and the list itself states that prices are subject to change at the company's sole discretion.

How is the printed ACE Arte pre-launch benefit worked out?

It is the printed discount multiplied by the tentative size*. ₹5,000/sq.ft × 1,927 sq.ft = ₹96,35,000 for the 3 BHK; × 2,614 sq.ft = ₹1,30,70,000 for the 4 BHK; × 4,370 sq.ft = ₹2,18,50,000 for the 4 BHK + S. The arithmetic checks out on all three rows. Each benefit figure is exactly the rate gap applied to that configuration's printed size.

Is the pre-launch benefit an amount I receive?

No. It is the discount already inside the rate you are quoted, the gap between the printed launch BSP and the pre-launch BSP, monetised for each configuration's tentative size*. Nothing is paid out to a buyer, and no return or future appreciation is implied by the figure. If the pre-launch rate is withdrawn, the benefit column goes with it; prices are subject to change at the company's sole discretion.

Does the ₹16,995/sq.ft rate on the price list include PLC and GST?

No. The list names PLC, GST and other charges as extra and prints no rupee figure for any of them, and it states that stamp duty and statutory charges are borne by the buyer. So the printed rate is a base selling price, not an all-in amount. The itemised charges for a specific unit come on a dated written cost sheet from the desk, and the price that binds is the one in the Agreement for Sale.
